It's just like someone selling anything else, sitting on it doesn't make them money, so the time may soften what they would take. You can offer as many times as you would like, and honestly they'll probably not remember who offered what after a month.

There's more contracts on the market than I think there ever has been before so not sure why you would hound the same seller though...
Honestly I have probably unknowingly offered on the same contract multiple times. It’s hard to keep track!

Not sure about Mason being backed up. Mine passed on Monday and I got closing docs yesterday. From Cammy at Mason.
But that’s cuz Cammy is a superhero.

I moved my money around so it’s ready to be wired with all these quick passes. I hope I didn’t jinx myself 😅
 
Pay attention to the key terms, i.e. resort, points, price, use year, etc. Confirm what was represented in the listing for # points in each use year, whether any are banked or borrowed points, etc. is consistent with what is written in contract. Confirm whether buyer or seller is paying annual dues on points currently available, and is consistent with what was agreed upon. If you are paying dues on some points, confirm the dues calculation is correct and reflected in list of closing costs, etc.
I might be the odd ball but does anyone else go to the Orange County comptroller and actually confirm the sellers deed matches UY Resort and Points and that DVC doesn’t have any outstanding Liens for back dues?
 
Well, I ended up trying to get a RIV contract today but owners aren’t budging on the ones that works for me..

I’m sort of glad because I don’t need more points but would have done it had I been able to get it really low…which I didn’t expect them to take!!
I’m in the same boat. Don’t need more points but took a shot at a 250 RIV contract (offered about $15 pp less than asking) and didn’t even get a counter. Hope the Disney trend to ignore their ROFR go on all year as I expect prices to continue to come down.

Same, I offered on a RIV and never received a counter. Once theres some actual inventory on the market these sellers will eventually come to their senses.
 
I am tracking SSR for an August use year. I want to buy 100 to 125 points. There have been the same 7 listings for about a week. These 7 have been listed for 26 days all the way up to 13 months.

PP on all are $125 or above.

Other use years have listings for $97 to $105.

In those circumstances does buying a different use year make sense?

I am going to start tracking BLT again same points and August use year. I am willing to pay a premium for BLT. Just not a $50 per point premium.

Luckily I can wait and don’t have to purchase immediately.
You are better off waiting for your UY. Most sellers don't seem to think or know that it is currently a buyers market. It is going to take a few months for reality to sink in and for the listing prices to drop in the range for what the contracts are actually selling for right now.

I'm really interested to see the month over month change in purchase prices....I feel like the market is reaching equilibrium without ROFR support. Low priced listings are getting snapped up in under 24 hours. Hopefully the coming DVC Resale Market monthly commentary will chat about what they are seeing especially since they are relatively high priced listings. How many are still moving at those higher prices as compared to past periods?

I did this. Mainly because I kept hearing how Fidelity would make little mistakes. Stressed myself out because I couldn’t find it. Seller’s name is misspelled in the online entry, but I eventually did find it and everything checked out.
 
I have only been watching for about a month so not sure what's considered a lot of contracts. But for where I'm looking (VGC) I don't feel like there are tons for each UY. But now you have me wondering about what it normally looks like.
Up until maybe a little over a year ago, there was almost nothing available for VGC- they would get snapped up as quickly as they hit the market so there really wasn't much in terms of inventory at any point in time. As the new tower started going up, though, I think more DL buyers decided to wait and see what happens there, so VGC has slowed and the prices have come down as well. One broker told me that a VGC contract went for $333 at the peak.

I always check the sellers deed on the Orange Comptrollers website once I have their information to verify everything. Most brokers do their home work, but not all do. I once made an offer on what I thought was a FEB UY VGF contract, only to get the paper work from the broker and it was a JUN UY VGF contract...... Always, Alway check your paperwork before you sign.

Can you say the link and where to go on there. I checked the one i am waiting for and wondering if i didn't go to the right area but i didn't see the points they have listed.

The last contract through Fidelity i went for actually ended up going to ROFR and Disney ended up letting Fidelity know that the contract was sold previously !!!! So the owner accidentally got her contracts mixed up and Fidelity didn't check.

I put three offers in last week. The contracts were priced at $107, $115, $125. All three settled at $100, $95, $100. That asking price can be whatever but sellers know what these are going for and can be reasonable.

My offer was $36 below asking which is why I knew it would not happen…but they kept jumping out at me and figured best way to cure was offer!

They did counter with $2 less than asking. I’ll wait and if I start to see listing within $20 to my price ranger..$110 To $115...then I’ll try again!

Lots of other great deals but since I need points good at RIV the only resale that works is RIV…and it’s too new to drop quickly this soon.

Nope, long term, long schwerm. I want the best deal, lol. My Aulani I think still holds up($70 PP), BLT so far for this round is the best to me(mine was fully loaded, no admin fee and right use year). Our direct OKWE 75 point was the best because the price($155pp) and minimum number of points went up right after we bought. I know I am going to lose out on BLT though. Someone is going to get a $115 or $120 fully loaded in this next month and then I am going to :furious:.

I love this one, well done!!!! For that price I almost would have considered it, even though the OCT use year is the one I was trying to stay away from(I have Feb use year 3 contracts and one OCT)

Me too and I just passed ROFR this week. It hurts me not to buy my backup $92 fully banked SSR contract I had negotiated. It really killed me not to grab some of the $90 Feb OKWE that were available a week ago.

I am hoping between not having AP's and having 4 contracts (625 points) we finally have enough for us and to rent to a friend or two. I bought this extra contract just to rent to one friend who has rented from us 4 times already this past year.
We bought BLT in 2021 for 155 per pt. I thought I was doing pretty good since everything else was selling for much more. The prices now make me think what we could have got it for, but we went to Dw twice and DL once on those points.

I tell my husband I'm open to cheap Aulani points, but the benchmark is always the guy who got them for $70 a point.

You have to use the search function with the sellers last name usually, if they don't have a unique last name you will have to drill down on the search a little more. It has been a little while since I have done it though, so you will have to play around with it to get the exact deed you are looking at buying.

I did that, and found the deed and original contract number. I did not, however, see the Use Year or Number of Points therein?? How can that be verified?
