I've bought 2 recently that were "the surviving spouse of..." and the last one took almost a week just to get sent to ROFR because they needed some extra form from the seller... so maybe there is something extra to the process in these situations that takes them longer to confirm/approve a ROFR??

This was similar. It took a few days for them to confirm everything was in order before it was sent to ROFR. Perhaps Disney has to do the same once it's in their hands?

My BWV just sent was the same situation but it went to ROFR in 2 days.

Who was your broker?

I can't post that on here but so fast and efficient. Was originally offered $110 I think. Pleasure working with them. Unlike some other contracts I have bid on where the broker doesn't even respond!!

Has anyone who passed on 2/20 received their closing docs yet?

Check with your salesperson or title/escrow (if you know who at what company, is handling it). Most escrows get it out to you in 2-5 days. It's been long enough, they won't be surprised to hear from you asking for docs.

I have been bidding on Bay Lakes and am finding it hard for anyone to drop their price below $150.
I think the contracts 125-140 range are still rare to find. Fideltity has done some special low listings and they are snapped up in minutes. I am always too late when those show up.
SSR in low 90's is still good.

Sadly, there is No way to know who is motivated until you send that email, or press that make an offer button. You might be pleasantly surprised after a few tries

I just heard that my first contract closed!!! It took exactly 1 month from sent to ROFR to closed. Amazed by how quickly this occurred. I am turning 50 tomorrow , and this is probably the only present that I have asked for in the past 20 years, so I doubled up and have Aulani on its way to close also.

That's a great price!!! Where did you find this? I have been following June BCV but have not seen any contracts under $170. Did someone come down that far from asking?

Yes, was listed in the 170s for months but someone took the opportunity to exit with a willing buyer!

I received mine the day after passing ROFR on our second contract (yesterday)…Had to chase for the first set to be sent out, so they were 8 days after we passed. Different closing agent but same title company, presume that’s the difference for us!

If they survive ROFR we are going to be points rich and financially poor. . The contracts are all accepted but not sent to ROFR until next week.

I heard if you reach 2k AKV points you get your own private cage in the savanna . But for real times like these make me wish I had a Dec UY just so I could get these deals but we're too much of fall travelers for it to be worth it.

I reached out to my title company - they said that I will get docs next week.. apparently over 200 contracts were waived this week so they are a little busy
