February direct sales but also debate about trusts

Perhaps a coincidence? Same day this was announced, 26 Notice of Commencement documents for work on Timberline Drive appear on the county web site. These are all by Poli Construction Inc who did work in the past at Fort Wilderness. Trail's End Restaurant shows on their web site, so it's probably cabin installation work.
It’s something else … it reminds me of when one of your friends is in a huge fight with their partner and for weeks you listen to them drone on and on about what a miserable wretch the other person is. Then they kiss and make up and all the bystanders are left with PTSD watching the couple act like they weren’t just ripping each other apart. That’s Disney and DeSantis … now the governor is talking about how wonderful Disney is for the economy 🤦‍♀️ like the two of them weren’t just trying to kill each other.

When I search the occompt website for that date, I see only two Notice of Commencement documents with the name Disney.

I saw those NOCs last week but didn’t think anything of it because I have no idea how to know what the parcel ID signifies, that’s so interesting. Seriously, you all who are able to sleuth all this information are so impressive!

Do we think the project ID “F” maybe has something to do with official name? With all the conversation about its association and the trust over the last few months, I forgot we still don’t an official name for the tower! Maybe we can finally bring back some fun convo and debate in the Poly Tower Speculation threads.

Could this be a slip? On March 1st a notice of commencement was filed for an electrician to work on the lighting and speaker at the pool of address 4601 Floridian Way (Poly Tower). However, the folio ID used on the document was 11-24-27-2010-00-001 (Disney's Polynesian Villas & Bungalows Leasehold Condominium). Hmmmm .... you're not supposed to do that. Technically, it should have the hotel folio ID (11-24-27-0000-00-007) at the top ... unless of course, you know it's going to end up at 11-24-2010-00-001 eventually.

I don't think it was ever either wanting to kill each other - I think it came down to "manhood measuring" between DeSantis and Chapek. Once Chapek was removed and DeSantis was out of the spotlight when he canceled his Presidential office run, the writing was on the wall that this was headed toward a settlement. Politics aside, in the end Disney got the short end of the stick by losing control of RCID.

I would not bet on this. Disney will happily let DeSantis proclaim a win if they get what they need to run their business. RCID gave them nominally a lot of control but also left them paying the bills for the whole thing. It will be interesting to look back in 10 years to see how this played out.

I don't think it will alleviate them (Disney) from paying the bills as it is still a tax district. The major change is that RCID (now CFTOD) is now run by a Board of Governor appointees. But I agree with you, it will be interesting to look back in 10 years and see if this was a good thing, bad thing, or just more bureaucratic postering that resulted in a bunch of noise and no real change at all.
 
Let’s not get into the debate about DeSantis and Disney. Some posts are borderline and I’m leaving for now but move on from that conversation please.
 
I think the cabins were a major miss by dvc (maybe I am wrong) but the cabins are definately a niche group and it will take years to sell out, (probably close to AUI) which still hasn't sold out. Having said that, would I try staying there yes - but would have to be with my sister and not husband. I like the idea of pet friendly. Perhaps disney is fine with renting out the cabins on cash for a while
 
I've always thought that the Cabins may be showing a different plan for DVC. Not typical at all,. but these cabins have always been sold out via cash sales. Perhaps DVC knows that sales are going to be ****, but is willing to take the cash sales. I mean, it's the antithesis of what DVC is about (make your money up front) but maybe that's what they are thinking here.

It's early, but I think it's no shock that this will not sell well to existing members - the dues alone would turn most members away. We really have to see next months data.
My assumption is that RIV may have helped them find a new model where it is you can own or you can pay cash rates. We don't care, and we get paid either way.

That's also more or less become the Aulani playbook. They clearly have no interest in selling out that resort - I assume it is because they don't mind having cash guests.
 
I wonder if Disney is not concerned about CFW sales because maybe they already plan to add Reflection 2.0 (River Country) to the same association? If it’s slow, Reflections + CFW as single association will sell.

If they built Reflections first and added CFW, people would complain. The change of Reflections to CFW first happened around the time VGF owners started complaining about BPK.

What is BPK? And how does that tie into VGF? Sorry I can't thinknof what that is.
In terms of the cabins, if the plan is to add reflections to the same association, then maybe it might work, but I don't think that's their plan. I think disney thought they could get an entire new group into dvc, thinking all the fort lovers would buy there. That's why I think it's a major miss. It's a niche group and from that group how many want to buy in to dvc?
