I have a reservation at the Villas too, but not until January. Actually, I had a reservation for a regular hotel room, but switched myself to a Villa Studio when the extended closure was announced.
I’m not too worried about the monorail situation. From the Villas side of the Poly, there is a short walking path to the TTC, where you can board both the resort and the express monorail line. Bonus - you also can board the Ferry there and have open-air direct transport to the MK.
The walk to the TTC from the Villas is about the same as to the GCH, give or take depending on where your room is. I also suspect (not yet announced ) that the boat launch to the GF and MK will start back up when the monorail station closes. Not just because the Poly will need it, but because the GF will be back open and those guests will use it too.
It will be interesting to see what other work will be done to the GCH besides renovating the monorail platform. Quite a bit has already been redone in recent years, so I can’t imagine the whole thing being shut down. The Poly has extra restaurant space available in the old Tangaroa Terrace building next to the Villas, so some of the food services can be relocated if Captain Cooks or Kona Cafe is affected. Keep in mind also that the Grand Floridian is walking distance (beautiful path along the water), and it has a quick service (Gasparilla’s) and table service (GF Cafe) open to help with the dining options.
It’s definitely disappointing that the whole resort won’t be open as advertised earlier this year. I will particularly miss Trader Sam’s and the Tiki Terrace. I considered switching, but I’m not interested in the Contemporary, stayed at GF twice last year, and am just ready for the Poly. A great consolation is that the pools and beach are all open, and with the resort at half capacity, they will not be nearly as busy.
