The one issue is that all times are getting “busy”. I think that is seriously playing into bookings getting increasingly harder Bottom line ya’lls speculation is no better than my speculation 😂 I am obviously alot more optimistic about it. Time will tell how this plays out but there is a part of me that hopes that people continue to undervalue SSR and stays away from it, keeping the resale cost low. I just don’t think it will remain that way.

I think the only thing that would change the ranking/ value of the resorts is if over the next 10-15 years there becomes a 5th park and where it’s located.

I will add this edit the other change could be the addition of non-bus transportation from SSR or OKW or AKV. That would add value but not enough to surpass the resorts near the parks.

I like SSR a lot at the record low prices that some on this board have been able to negotiate. Dues are lower than OKW which is the most similar resort. You can use them as SAP points for yourself, or choose to rent them out.

The attractive 2 bed point chart at SSR is great. There are a lot of points and a lot of 2 bedroom units, but that's the sweet spot of SSR- space. Every resort has their target audience. For SSR, it's families with kids Kindergarden through 4th grade where the families value space due to early bedtimes and ADRs for character dining. For families with preschool children a 1 bed BLT would be my recommendation for an easy nap, with a focus on MK. The other SSR audience would be retirees who love Disney, enjoy the space, and don't need to maximize every minute at the park and would rather save than pay up for the monorail or skyliner access. This latter group would likely be DVC owners already.

SSR at $70/point gives you lots of options and a ton of value. You could rent out the points at SSR easily. The attractive 2 bedroom price chart makes it attractive for a family looking to trade up that would otherwsie pay cash for an Art of Animation family room. SAP isn't bad. If you have 300 points and looking to travel in a spring break-non easter period, 299 gets you a week long 2 bedroom. You can size at 150 and go every other year. You could also SAP at 7 months to a BLT 1 bed lakeview for 306 points / week. lakeview is more costlier than standard but more likely available at 7 months.

There are a ton of value options depending on what you are looking for - rough pricing for 150+ sized contracts:
SSR - $70/point range - very attractive entry price and dues
BRV - $90/point range - very attractive price for a MK area resort, boat to MK
BWV - $100/point range - walk to epcot, attractive point chart
BLT - $115/point range - monorail to MK, lots of 1 bedrooms, 2060 exp (worth $15-20 over the 2042s in my opinion)

There are nicer resorts that cost more, and all the above have some downside. But the value of the current price point is really attractive to me. SSR is the value leader but if you rather stay at BRV, BWV, BLT the price per point is a reasonable step up to get the 11month booking advantages at these resorts.

$70 SSR contracts are not likely. I think there have been 2 in April.

I will link the data through yesterday. I sorted this by price per point. 20% are under $90 but 46% are $100 or above.

The range of points I am considering of 160-200 has an average price of $92.52.

Respectfully disagree with most of this and would politely ask if you have ever stayed at SSR? Most of us don’t value bus transportation over pools, great decor with low key theme-ing, lowish dues etc no matter large it may seem. Its actually not that large when you know what sections to stay in. Most of us (and a growing majority) that actually know the resort Uber/lyft or Minnie Van to the resorts, if we don’t rent vehicles. The appeal of the resort is more for the Disney Adult which I believe is becoming increasingly more popular.
I’m not talking about the people who own there. I’m talking about DVC owners writ large. If they valued those things as highly as you do it would cost more already. Those things you call out as highlights are already true.

I also own SSR and I bought it because I think it’s great. But I’m realistic about what others think. Especially after 5 years of reading these boards.

This still makes me feel pretty good about my BLT 25 pts for $135 that I got couple couple months ago. It was stripped, but still not bad IMO.

Wow! Is that the best Beach Club resale price in the last few years?
You have to take into account that 200 points is a “larger” contract and that there are no 2024 or 2025 points. If you look at a rental cost of $20pp and then back out dues of $8.62 then you could say each stripped point is worth $11.38.

So, subtract out two years worth of stripped points at $22.76 and add in the $108 buy in and you are at $130.76/pp.

Not saying that it’s not exactly what the buyer wanted, but you have to look at a lot more details than just the ppp.

This is us. Having owned at BCV for 10 years now, we just purchased a SSR contract and hopefully will get another one sometime soon.
