Are 2042 Resorts Worth it?

Only for BWV or BCV. Not the other 20 year resorts as they are not as in demand/hard to book. Those points for these 2 resorts will rent for more than $20 for the hard to get reservations 11months out. I was unable to secure either points for a January 2024 stay through David’s or DVC store.

So yeah i bought a loaded BWV resale contract.
 
Might be older buyers who don't care that they may have it only until expiration bye-bye. That, I can understand because there's a good chance I'll be dead before our BWV expires. Or, could be so ga-ga that the expiration isn't even on what's left of my radar.
I went and looked again, three closed today, so this is obviously a super random sampling and not a "study" by any means lol. But 50 points (financed), 90 points (cash), 100 points (financed) - all from Disney Direct at $240/pt per the document fees. Which means DVD still has/had some Boardwalk available to "sell" in their "stock" of contracts ...
 
I feel like popular 2042 resorts like BWV, BCV, and BLT are in general better to own because these resorts have such good value point charts. Renting it out isn’t really worthwhile for owners, because the per point rental cost should be much higher for those resorts to reflect the rack rates, and that’s why owners don’t.

Just in general, you get so much more value from the 2042 points charts that I think somewhat counteracts the shorter expiration.

It's quite likely these points were acquired over time from ROFRd resales, which your quotes imply.

When we sought to buy our initial off-sale contract, we were told it could be as long as 6 months to get an offer of the buy-in minimum we wanted.

We had no idea then why it could take that long but realized much later that accumulating that many points probably was done from ROFRd contracts.

BLT is 2060. Do you mean BRV?

Not only did they need the number of points you wanted, all of those points had to come from the same Residential Unit in order to be put together into a single contract.

Which we know now. And explains why we were told it could take that long IF we were made an offer.

We also had two weeks to decide after one was made, reasonably enough. (Sure didn't take us that long! :) ) And if we refused it, we couldn't try again.

Seemed weird to us at the time but clearly resulted from needing to acquire that particular resort. Ignorant as I was about how DVD must do all that, I thought as the pp indicated that they had a stash of points for each resort set aside for any fools like us wanting to buy off-sale.

It's almost embarrassing to recall how babe-in-woods I was. :o
 
Pretend it was 2035 now, and you love staying at Beach Club. 7 years left of points. You can rent the points for over $20+ per point each year, or buy this contract at 70 (10 per point per year) and pay the 8 going to be 9 in dues. It’s cheapest if you want to stay there and at least has a possibility of a benefit of holding it at the end Incase there is any form benefit at that time. I don’t see the downside if that is you preferred location at that price.
Yea, i guess that does make sense… except i think dues will be much higher than that in 2035. (Id guess more like $12)


Random note, I happened to check Boardwalk deed recordings so far today (there were about a dozen) looking for one in particular. Surprisingly, two of them were from DVD to two different owners - each at $240 per point - one for 90 points, and one for 100 points.

God, that’s such a bad deal. It’s $13.33 per point for the next 18 years plus annual dues. Disney continuing to sell the 2042 resorts at that price point is so sleazy IMO. That poor person who is financing!
 
DW and I who own 160 pts direct at BLT (2010 $120/pt) fell in love with BWV during the Covid reopening period. So much so we bought 100 pts direct in late 2021 at $200/pt. Not a real value but we got the low point contract we wanted in our UY and right away. These 2042 BWV Resort points will only be used at BWV for Standard views, I really hope to still be alive come 2042 as we'll be 85 then, In the mean time, DW and I are enjoying our retirement years vacationing at BWV in a 1 BR every year in Sept. For us, the added quality of life the 2042 BWV resort adds to our existence is worth it! Financially its a wash and we could have done better $$ wise by waiting for the perfect Resale contract. IMO, the tipping point for 'value/worth it' is now and unless you can get it at a great resale value, then no it's no longer worth it, 50-60+ year olds will probable find more 'value/worth' than younger buyers/ YMMV,

Ouch that buy in price per point is more than RIV direct costs with maintenance fees added on top per year but I guess some people really want them perks :X
 
In your personal opinion, are 2042 DVC resorts worth the resale purchase in 2023 for an every other year vacation strategy?
Put it this way you have a newborn or young child... 2042 resorts give you the opportunity to lock in trips to Disney for their childhood at todays prices! You wont be locked in paying dues when your child is too old and doesn't want to go anymore!

This is why I focused my resale purchase on a 2042 resort. I like that by the time our daughter is up and out of the house (and we are closer to retirement), the deed expires. Seems like good timing all around and you just can't beat the crescent lake location!

Crescent lake is a game changer with the skyliner... I own BRV but got into BCV for our next trip for the sole purpose of my toddler would ride the skyliner all day if we let her

Oh if I could I would own at both BCV *and* BRV! Boulder Ridge has my heart and soul, but I had to admit my husband was right that the location, skyliner access (love it!), and pool at Beach Club hold more value when purchasing over renting - and I know I can likely get into BRV at 7 months.
 
I'd say no. There are a couple places I love staying at that are 2042 resorts. I've always lucked out and been able to rent at the 7 month window (even a full week at BCV, which was a one and done since we did not like at all, except of course for the pool). My plan has always been buy at the resort with the best value (for me has always been SSR with a loaded contract) and if I ever wanted to stay at a resort I didn't think I'd be able to get at 7-months, just rent the points from an owner for that one stay, and rent out an equal amount of my own points to pay for it, plus a little extra if necessary. In my mind, that would still keep the value at it's highest while still getting to stay at the "need to own" resorts.
But is it that easy to rent these days?? There are so many owners wanting to rent points right now.
 
Worth it is very subjective.
Is it the best value of points to dollars, absolutely not even close. If you want value of money, you want to look at SSR, AKV, CCV.
However, is a 2042 resort THE one you WANT to stay at? Then it might be "worth it" to YOU. And you are the only person that can answer that.

My husband fell in love with BCV when we stayed there on rented points a couple years ago. We decided to finally buy in last year and that's where we want to stay. BCV is very hard to get in without owning so in spite of all the math being against us (I know, I ran it several times), we bought a small resale contract there. Enough to spend the nights we want there once a year if we split stay (I love BLT/BCV split stays, he tolerates them) or the whole week there if we reduce to every other year. It was not the value driven choice. But it was worth it to us. :)

This is me. I'm looking into resale and I WANT BCV. I love the location and the pool is awesome. I need that 11 month window b/c it's so dang popular. I was thinking of doing a small contract for BCV and buying the rest with Saratoga Springs.
