Annual dues are out

Wish they'd throw out that huge black piece of furniture and mount that TV on the wall. Then go back to the Walmart that sold it to them and buy a 2 drawer 30 inch piece of crap to replace it with a white top :dance3:. Easier to clean, no water marks, somewhere to put your suitcase in the studio and I could finally walk in there an see an improvement my increasing dues will make sense.

Here's the actual dollar amounts that each resort went up per point
AKV 0.2999
BCV 0.1446
BLT 0.1855
BWV 0.1658
OKW 0.1964
SSR 0.1019
VWL 0.1334

Taking SSR as the base since it had the lowest increase, the other resorts were this much higher than SSR as a percent of SSR increases.

AKV 194%
BCV 42%
BLT 182%
BWV 63%
OKW 93%
SSR ---
VWL 31%

As far as reasons for increases, I don't have last year's budget but by comparing the 2014 BLT budget vs. the 2012 budget expenses the 3 highest cost increases listed were
Housekeeping up by $1,127,038 or 30.1%
Admin and Front Desk $778,998 up 28.7%
Member Activities $437,363 up 59.4%

The cost of transportation went down. Maintenance is up 8.4% over the 2 years.

Bakerworld - your comments were very funny. The suggestion about mounting TVs on the walls is an excellent one for making more room.

I found this on DVC online. Do I only go by what I have under lined in red x the amount of pts I have to figure out my dues? TIA:wave2:

Animal Kingdom Villa

2014 Estimated Annual Dues Assessment
The estimated Annual Dues for the year January 1, 2014 through December 31, 2014 are $5.9748 per Vacation Point, which is comprised of the estimated Annual Operating Budget ($4.0944 per Vacation Point), the estimated Annual Capital Reserves Budget ($0.6840 per Vacation Point) and the estimated ad valorem taxes ($1.1964 per Vacation Point). The total amount of Annual Dues paid by a Purchaser or Owner is determined by multiplying the total number of Vacation Points represented by the Ownership Interest purchased by $5.9748. For example, if the Ownership Interest is represented by 230 Vacation Points, the estimated Annual Dues would be $1,374.20.

You are correct. You can multiply the number of AKV points you own by $5.9748 to see your total fees for 2014.

Another BLT owner here and not happy with the 6% increase but it is what it is. What can you really do about it?

Where is the rental income factored into all of this????? Shouldn't it reduce the overall cost of MF to the owners

Is there a line item showing Breakage income? That is the rental income received when unused DVC Rooms are rented by Disney for cash.

I own at both BLT and BW...bottom line is that the BLT dues are still $1.22 lower than BW.

So if the dues went up 6% at BLT and only 2% at BW....what does that matter.....BLT dues are still cheaper.

I love both resorts and their location but I never got why the BW dues were so high......they have always been high? BCV dues are cheaper and they don't even share bus service with the swan/dolphin.

I know the dues will always increase but it's still cheaper then paying rack rates plus tax. On 340 points my dues went up $72....or $6 a month, but look how much tickets and dinning have gone up this past year. And that is per person not per room.
BWV due started at $3.70/point in 1996 which, at the time, was pretty high. OKW was at $2.99/point that year.

BWV dues have averaged a 2.8% annual increase since opening. Inflation has averaged 2.5% over the same period.

Some price comparisons, using a week in the least and most expensive Studios:

Sept:
- BWV: 76 points X $6.0067 = $456.51
- BLT: 102 points X 4.7846 = $488.03

Christmas:
- BWV: 188 points X $6.0067 = $1129.26
- BLT: 241 points X 4.7846 = $1153.09

Cash rooms at WDW have been going up in price by rates similar to DVC. Overall, the absolute dollar gap between a DVC and a cash room has been increasing. In other words, the dollar amount saved by DVC members staying on points increases every year. :)

Animals accounted for $0.35 of MFs. That doesn't seem to account for much IMHO.

I tend to agree. The animals have been there since the beginning. Don't see why their care should increase by more than anything else.

From what is online at the member site so far

AKV is 5.9748 annual increase of 5.28%, 5 yr compounded rate of 4.26%
BCV is 5.7904 annual increase of 2.56%, 5 yr compounded rate of 2.98%
BLT is 4.7846 annual increase of 6.39%, 3 yr compounded rate of 7.15%
BWV is 6.067 annual increase of 2.84%, 5 yr compounded rate of 2.89%
OKW is 5.5411 annual increase of 3.67%, 5 yr compounded rate of 3.22%

The SSR and VWL pdf still aren't available yet.

In comparing a lake view studio in January at BLT (17points), and Boardwalk/Pool view in January at BWV (15 points) - BLT is still cheaper.
$4.79 X 17 = approx. $81.
$6.06 X 15 = approx. $90.

Of course, resale price is a bit less at BWV.

We wanted to buy at BLT but the décor and the economy left us kind of cold.
Very happy with our BWV.

I was just thinking. 2013 was the first full year SSR operated the new, additional Feature pool, yet SSR's dues increases still remain the lowest.

The link for VGC dues is finally working. This is crazy but there is a 35% increase for housekeeping expenses and 40% for member activities. That equates to slightly over .26/pt for the housekeeping from .75 to almost 1.02!

VGC dues are set to rise to $4.9818 from $4.6226 - a 7.8% increase. We win.

:rotfl:
I don't know if that's considered winning.
I am too afraid to open my page for the total. Seems like I pick winners too.

I'm thinking things better be looking pretty darn spiffy at VGC with what we are paying for housekeeping. ;)
