Annual dues are out

Third year of 6% plus increases for BLT, something's wrong in the mouse house.

Any insight as to why? Recently bought into BLT and this is of some concern.

Don't know for sure but the executive and head of DVD/DVC that set the very low dues rate at BLT which was used as a selling point, also set the dues rate at Aulani.

He and two other executives were fired when it was determined that the Aulani rate was too low. Rumor was that the error was caught by the State of Hawaii and Disney had to take action. Aulani now has two dues rates, the contracts that were executed prior to the error being caught and the contracts after. Disney is paying the difference in rates for the life of the contracts for the early buyers.

I expect to keep seeing these increases at BLT until the dues are where they should be.

VGF opened with a dues rate of $5.41 per point, doesn't make sense that BLT is so much lower.

Property Taxes are 1 thing. Resorts with low resale prices get lower assessments and so lower property taxes and lower dues increases.

DVC/cash resort utilization is another. If DVC rooms have more average people per room than the cash side, then the DVC portion pays for more % of the resorts total Maintainance/front desk
 
HH is $6.2837

Operating Expenses are 4.8615 but a developer subsidy ($0.2108) brings that down to 4.6507
Cap Reserve is 1.3532
Expected Property Taxes are .0798

$6.2837 increase of 4.32% over last year's $6.02
 
Paying for that location!! We own and OKW, even though it's one of the oldest we Love it! I'll admit though I do want to try a stay at BLT, but with a family of 6 we need a large room and it's hard to justify that price difference from OKW to BLT... I'll save points for more trips!! ;)

Actually a 1 bedroom at the BLT is huge because you don't have a balcony from the living room so the living rm/kitchen is huge.

These expenses are based on the expected actual costs of running the resort for the next year. Property taxes are one component, staff costs, insurance, maintenance and the Capital Reserve will all affect the expenses and that can easily vary from resort to resort.

BLT is 4.7846 annual increase of 6.39%, 3 yr compounded rate of 7.15%
BWV is 6.067 annual increase of 2.84%, 5 yr compounded rate of 2.89%
OKW is 5.5411 annual increase of 3.67%, 5 yr compounded rate of 3.22%

The SSR and VWL pdf still aren't available yet.

Is BWV $6.0067 or 6.067? (Just curious - I am getting an error when I click on the link on the Members' website).

Doug - BWV is actually $6.0067. You are missing a zero after the decimal point. (I finally got the link to work). So the dues went up 2.84% from 2012. I didn't figure the 5 year rate.

Not nearly as big as an OKW one bedroom villa. No, it's not really huge.

Got it thanks... The 5 year rate is what the average compounded rate over the last five years was. Ie each year rate increases by 2.84%. I like to look at this to get a feel for what to expect and to see if there are any large changes in the rates.
