Hilton Grand vacation Club HGVC (my review)

My full trip report can be found under “2002 Coe family excursion report” in the trip report section of this board but here are the details on the Hilton Grand Vacation Club. Again, if you have any additional questions I would be happy to answer them.

My family spent a total of 11 nights at the HGVC (2/14-2/24). The first 3 nights was their promo package. For $500 I got three nights in a two bedroom in February and two attraction tickets. The next 7 nights were a time-share week I won on eBay for $675. The last night was a single night rental at $220 for the night. The staff at HGVC was great and was able to work it out so we could stay in the same units for the entire time. Our two bedroom unit was located on the third floor of the Warwick House building.

The HGVC was beautiful. We stayed at the Vistana Resort last year and I liked the HGVC better. The entire development was built in 1995 so all the buildings are the consistent and in excellent condition. The resort has a Bermuda theme and it is not too big. There are about 12 buildings with 8 floors each? They all have beautiful courtyards and the landscaping throughout the resort was very nice. Lots of things to do. There were 3 pools, our building was further away from the main building, so we had one of the pools right next to our building. It was great to walk out at anytime and take a swim. Our pool was definitely the quiet one and was heated. It also had a children’s pool and a very hot hot tub. Now, if you wanted to take a walk you could head down to the main building. This is where the other two pools were located. One large heated pool with a fountain in the middle and a large non-heated pool with a waterfall. We made it into the “cool” pool only on the days we saw the eighties. There was also another children’s pool and three hot tubs. Everything was going on in this area and my family (kids 12, 9, and 2) wished we were closer to it but it wasn’t a big deal. All the activities took place here. You could also find the best shuffle board courts I have seen at a resort, an okay putting green, and a great croquet court. You would just go to the activity center to get the balls/rackets/whatever you needed and then play. They also had very nice basketball courts, tennis courts, and an exercise room. You also could find a smaller arcade room and a nice little store that made fresh sandwiches to order and baked goods in the morning. The prices were high but not unreasonable. We took part in some of the poolside activities. One of our favorites was the daily ice cream social. Everyday at 2:00pm they would come out with two buckets of ice cream and you could make your own sundaes for only $2 each and they were great with all the extras. The poolside restaurant was also very good. We ate there three times and I found the food to be very good. They have special “theme” nights like Mexican or ribs on certain nights and the prices were reasonable and the food very good. I had a great burger by the pool one afternoon. They also offered poolside massages at $10 for 10 minutes and hairwraps for the girls. There was also a nice playgound for our 2-year-old with soft sand. We spent many of our days hanging out by the pool, swimming, and relaxing. There was also a large walking path that went around the small pond which I walked a couple of times. We had two bad rain days and during one of them we rented the 50 seat movie theater for $20 and watched Shreck. It was a lot of fun. They have free movies for all the guests throughout the week at 8:00pm. We did that one night. The kids took advantage of a few of the activities including a tie-dye tee shirt for $10 and a trip to Wonderworks for $25 first child, $20 for the second. Pizza, transportation, and admission were included and they loved it. It was a three-hour activity. We did our timeshare promo on Friday. Not too bad and there was little pressure. They gave us a light lunch and then we saw a film and spoke with a representative. Hilton has a nice, flexible, points program but it is still too much money and I feel you can do much better with renting. The promo was suppose to be 90 minutes but we were there for 150 minutes because my wife likes to talk and I like to point out the flaws with the reps “you should buy” math. No big deal. We got it over and enjoyed the rest of the day. A funny thing for you other timeshare renters, when we were there for the first three days under the promo housekeeping visited us everyday. Once our 1 week rental started we never saw housekeeping again until my last day which was a single day rental again. It shows that if you rent you get service, if you trade you get squat (unless you pay extra for it). We rented at the Vistana Resort last year and saw housekeeping everyday but we were paying $170 a night. I was paying only $90 a night for my week so I guess I prefer the savings over the service. You could still go get supplies if you needed them or towels, they just weren’t brought to you. Overall, I was very happy with the resort and give it high marks. I liked it better then the Vistana because of the overall consistency of the resort’s condition. Lots of nice details, which made it a very beautiful and elegant place. It wasn’t too big or crowded, there were many quiet places, and many activities to participate in. The Vistana had some nicer pools but because the place was bigger everybody showed up at the nicer pools and it was much more crowded. I liked the configuration of the HGVC rooms better as well. They were wider, the second bedroom unit had a kitchenette and there were two closed in decks. The HGVC is a very nice place and I would recommend it. As an "owner" I'm concerned about the housekeeping issue ... when we stayed in a 1 bedroom unit in 2000 we had a mid-week visit (Wed.), and since we were staying 2 weeks we also had a Sat. visit from housekeeping. I'm thinking someone screwed up somewhere if you didn't get a midweek housekeeping visit ... I'm going to have to do some asking when I'm there this April.

As for "buying" into HGVC ... you're right, it can be expensive ... for us personally it works out because we tend to spend about $2,500 every other year on hotel stays. The cost of HGVC will eventually work out to "free" stays for us. But that's not the case for most people.

And for folks interested in buying in, why pay full price when you can pay less for the same product on the resell market?
 
I liked the way they handled their point system better then others I have seen. HGVC also has 28 resorts although 16 of them are in Florida. I have seen many Vistana units in the resale market but never the HGVC. Are they out there? Also, one thing I have a problem with is the fees. Even if you own the unit you still have to pay the fixed maintenance fee and the taxes (and maybe the occasional assessment). For the Platinum 2 bedroom unit we were in that added up to almost $600 a year. I found the week on eBay last year and paid only $675 for it. The unit we were in was selling for $20,000. It would take many years to break even on the $20K at a $75 savings per year. Still, if I was going to purchase a Timeshare the HGVC was a very nice place and one I would consider. You could see the Hilton quaility all around the place. As for the housekeeping you should check. Maybe they have changed things but like I said, we saw them on the 4 days we weren't traders.
 
Thanks for your report I can hardly wait till our July vacation. We are going to have a 3 bedroom unit. Any idea on how it will be set-up. I guess it holds up to 10 people but I have searched the web and have been unable to find a floorplan for a 3 bedroom.

Also you stated there was lots of activities going on. That sounded great. Is there a calendar of events for everyday or do only certain days of the week have things going on. Do you need to sign up for things ahead of time or do you just show up at that designated time.

As for the grill that is on-site what are the hours. Is it open all day or just in the afternoon.

Finally, can you walk to Sea World or do you recommend driving there.

Sorry so many Q's. I find it to be so much better if you know ahead of time what to expect. It makes the vacation that much better!!!

I can actually help here ... I have a copy of the 3 bedroom floor plan that they faxed to us at our request. I also have a page of the activities booklet. I'll post details later.
 
During the promo they took us out to look at the other units. There was the 1 bedroom studio, the 1 bedroom full unit, the two bedroom full unit, and then two bedroom lockout. This is the type of unit we had. What it is is a 1 bedroom with a studio next to it and they open the doors in between. The rep told me that the 3 bedroom was a two bedroom full unit with a studio next to it which is opened up. There is a difference. The studio has its own kitchette and it has a queen size double bed and a sleeper sofa. On the two bedroom full unit you'll find two twin beds and a sleeper sofa. They are both fine but if you are using the second bedroom for two people who won't sleep together and don't want to use the sofabed you are going to want a two bedroom full unit.

As for activities, they have a regular schedule which you will find on the hotel TV channel 54. It lists all the activities by day. I think you can get a printed schedule at the main desk. The only thing that changes are the nightly movies and they were displaying a schedule that covered January and February so I think the activity schedule is somewhat fixed. Contact the front desk and maybe they can fax you the activity list and the movie schedule before you leave. Some of the activities required you to signup earlier but only a couple of hours. Those activities that I remember were the Behind the scenes at Seaworld, Wonderworks, and the wine tasting. For wonderworks which was Wednesday night from 6-9:30pm you had to sign up by 5:00pm. The other activities were just drop in such as bingo but you would only find it on certain days at certain times. They usually had 10 activites listed per day including the movie and the dinner special.

The grill opened for lunch and was open for dinner as well. On Saturday and Sunday they have breakfast by the pool as well.

If it was a nice day and you like to walk you could walk to Seaworld. Just make sure you go straight on Sea Harbor drive through the resort's main intersection towards the SW parking lot. SW will be on the right and you can then walk to the main enterance through the parking lot. The "normal" drive in enterance for Seaworld is a right out of the resort and then a left. You don't need to walk down there. You can save $6 on parking!

Just another quick question. Can you request a certain building and if so which one? We purchased the time share from a coworker and she's sending in all the paperwork so I'm not sure how it all works.

Also are all the rooms on one floor or is it a two floor condo type room??? If so how many floors to each building??? We always tend to get a first floor at hotels because the kids can go right out and play.

I went onto the HGVC web sight also and if I read it correctly the three bedroom does not have a whirltub is that true??? I would think it would. Also what's a "lockout"??? I have heard this phrase many times. Would a two bedroom unit have been better. We are a family of five w/ three children ages 8, 5 and 4.

Thank you so much for your patience and answering all these questions. I've told the kids on all the things to do and they are so excited.

If you email me a fax #, I can fax you the floor plan of the 3 bedroom condo. "Lockout" refers to the studio condo attached to the 2 bedroom condo to make the 3 bedroom unit. There's an attaching door between the studio & 2 bedroom that can be "locked out" and rented as 2 separate units instead of as a 3 bedroom unit.

According to the floor plan the master bedroom includes a king size bed and does have a whirlpool tub. The 2nd bedroom has 2 queen size beds. The 2nd bathroom has a tub but it's not a whirlpool. The living room has a sofa sleeper. The "lock out" stuido has a queen size bed + a sofa sleeper, mini kitchen (microwave, mini fridge, coffee maker), it's own bathroom and it's own private balcony/patio.

All the condos are single story, no split level condos that I know of. As Jeff pointed out there are about 8 floors per building.

I don't think you can request a certain building, or a certain floor.

We purchased the time share from a coworker... Would a two bedroom unit have been better. We are a family of five w/ three children ages 8, 5 and 4.

Polygirl, the 3BR is absulutely huge... you'll love it. If you are able to save a little money by booking a 2BR, it would certainly be very, very comfortable. Our three children are very comfy sharing the second BR together and they're older than yours (DD 13, twin DS 11). Would your younger ones care to sleep alone in a BR away from home? If they're okay sharing queen beds, the 2BR that sleeps 8 would be good. If sharing beds poses a problem, go for the 3BR.

FWIW, the LR has a large TV w/VCR and every BR also has another TV. I don't recall whether first floor villas have an exterior door from the screened porch to the surrounding lawn. It may or may not be possible for them to run out and play near your villa even with a first floor room. We enjoyed being on an upper floor for the view we had of the pool area.

Thanks so much for posting this new review, Jeff! We haven't been there in 4 years and we're probably returning for Thanksgiving 2002 week with friends joining us (if they can all make it). So we've got four 2BR villas booked at HGVC! Very exciting! :)

Polygirl, I don't think they'll talk to you about a certain building until the week before you come down and maybe not even then. Like I said in my post, they couldn't even guarantee that they could get me into the same UNIT for the 11 days I was there until I called them two days before we arrived and they were able to set it up. Because of the way they handle the scheduling I think that is the best they can do. I would call them a couple of days before you leave to make your request. As for which building, they are all nice. Like I said earlier, We were in Warwick house which had one of the pools right behind it but was a walk to the main area where all the activities are and the other two pools. We would prefer a building closer to the main area next time but that is because we have kids. Maybe you'll feel the same. Something else to consider, rooms that look out over the pool have a great view but guests are in the pools and making noise until 11:00pm when the pool closes so if you want quiet pick a building away from the pools or look out over the parking lot (which isn't that bad).

As mention earlier, rooms are all on the same floor and like I said, a lockout is a two bedroom unit created by opening up the doors between a full one bedroom unit and a studio. We had one of these and I liked it. I'm quite certain that all the units (except the studio) had a spa in the room. Ivanova has what looks like the schedule except they'll have the specific movies in the list as well and they'll change depending when you are visiting.

Does the 3 bedroom 2 twin beds in the 3rd bedroom or 2 queen beds?
I thought that bedroom would be the Master bedroom, one would be the lock off bedroom with a bed ( queen?) and sleeper sofa and I confused abou the other bedroom. Can any one shed some light on this or can I just not read? :) thanks!
 
I'm not totally sure but they looked like queens to me. I would call the resort to confirm or maybe someone else will know.

HGVC faxed me a copy of the 3 bedroom floor plan (we'll be staying in a 3 bedroom in April). It is a 2 bedroom unit (master w/ king, 2nd bedroom with 2 queens, sofa sleeper in the living room, 2 bathrooms - master bath has whirlpool tub, full kitchen, washer/dryer) with an attached studio "lock out" (queen bed w/ sofa sleeper, bathroom, mini fridge, mini microwave).

If you have a fax phone # email it to me, and I can fax you the floor plan that they faxed to me.

We had to do the tour as part of the three day promo that we signed up for. Allicat, I'm not sure about the child care. You should call and find out. We had our in-laws watch our kids while we were at the promo. Jackie824, they offered us two adult tickets to either universal or Seaworld. We chose Seaworld since they were having the second day free special. We did not purchase the timeshare but it looked like everyone around us did as they were all drinking champagne. We kept our $20,000 and did without the champagne. A nice resort though.

Are you saying the 2 bedroom units are the one big room connected to the studio room? And, if we are staying in just the one bedroom unit(which we are)you get just the one big bedroomside? The reason why Im asking is because we stayed in the one bedroom at Vistana last yr, and I didnt think it was all that big for a 1 bedroom timeshare. Sure it was bigger then a standard motel/hotel room. And, when we were at the HGVC with my parents 4 yrs agowe had the 2 bedroom(me andmy son stayed in the Studio part)and I thought the big room was very big. So if thats what we are getting for our one bedroom Im totally psyched. The one bedroom at Vistana had only a "mini kitchen" . ANd, I know the 1 bedroom has a full kitchen right? We are leaving in 8 days, Im totally ready to go.
 
Jackie, there are 2 styles of two bedroom units, one with the studio attached and the kitchenette and the second, a straight second bedroom with no kitchenette. There was only one single bedroom unit that I saw so I would guess you are getting big bedroom size as you thought, with a full kitchen. We stayed in the Vistana Resort last year and I thought the rooms were similar in size with the HGVC being slightly bigger. The unit is wider and it has an extra outside deck for a two bedroom. Good luck.
 
But, its more geared for older, school age kids. They had two or three no pay video game machines that kept my sons busy. I do remember a small table with chairs and books for younger ones. We were there thru breakfast and lunch and got both!

I, too, am an "owner" of two weeks of platnium one bedroom. THese have a king bedroom and a large sofa bed. The original one we bought in Hawaii, but transfered it over to Orlando this past year. Since this is deedable property it can be "passed down" to your kids, unlike the DVC that will end in 40 yrs. We spent around 18.5K total for both one week units, but that gives me enough points to get the 3 bedroom PENTHOUSE in June for a week!!! This would normally rent for about $400+/day. Figure for a week this would be around 3K for 10 of us just for accomidations. Our fees for the year are less than $700. We can also use our points for RCI rentals and Cruise travel,,INCLUDIND DCL!! Planning to use them for a 7 day Western cruise next year. The adults will be paid for and all we will pay is the extra for the kids!!

I have a friend that has the Marriott version of this, and she likes her's too.

So far, I have been very pleased with our HGVC timeshare. The Orlando property is only about a 15-20 min drive door to door. We had the same wait times (and even longer!!) to get into the parks when we stayed on property (CSR) last december.

My DH and I are in our early 40's and plan to use them for many years to come! They should be well worth their investment in the years to come!:smooth:

Jacquelyn, sounds like you did well getting your points. Like I said, they were selling them for $20K for 7000 points ($2.86 a point) or $15K for 5000 ($3 a point) at the promos. I saw someone sell 3400 points on eBay last week for $6000 ($1.76 a point) so it shows you can do a lot better in the resale market. That said, I'm still not sure how good a deal it is. I purchased my entire 7 day 2 bedroom platinum week on eBay for $675 which is less then the $700 you paid in maintenance and taxes. I don't know if I can justify purchasing the points if the weekly rentals are so cheap. Granted, they did get me for the extra night at $220 but I understand owners only receive a discount off of that (I was told $100 for an extra night in a 2 bedroom platinum unit). I do agree that it is a nice resort.
