RoFR back??

and for now there are still sales that we see on the Disboards that have been at lower without ROFR....
For all the new people, the scariest and most frustrating part of the ROFR monster is that they DONT always take the lowest priced contracts.

In fact, when your contract is taken, you can almost always find someone who got a better deal than you whose contract passed.

My advice is to have a glass of wine or whiskey and say the serenity prayer.

But to us, the buyers and sellers - Joe Six Pack and Mary Hard Seltzer are woefully ignorant to this craziness when the walk out of Olga’s and stop by the DVC kiosk.

I wonder if smaller or bigger contracts are more interesting or if 2042 resorts are more or less interesting, etc.

No rhyme or reason what DVD takes when the use ROFR…just when one thinks they have figured some patterns, they take a contract from a resort in active sales.

Never seen that happen in the 14 years since I have owned.
 
My theory was ROFR would return but be a paper tiger. Random ROFR at random prices as a bluff. It won’t work and resale prices will continue to soften, and Disney’s under immense pressure to reduce costs with massive big ticket items to go.

Plus you have Verizon having changed their phone plans. The Disney Bundle is now an a la carte option with a small discount. Verizon is pushing customers off the old plans that included the Disney Bundle “for free.” So you’ll continue to see subscriber losses.

And were there only 3 ROFRs? Pretty much a “hey, we’re still here” but still irrelevant type thing

You never know.

But even in the Great Recession, they ROFRed a few BCV contracts while never touching the other resorts. And I'm still not convinced they have the money to be very active with even just a few resorts right now.

But I thought they were crazy to be loading up on inventory last year and it sounds like from the earnings release that they haven't been selling as much as usual (or at least not profitably). Maybe I'm missing something, but I find it hard to believe they intend to go full speed ahead with ROFR, even if they are picking up some (but I agree with you that even if they were going to pick up a little bit with ROFR, the old VGF does not make any sense as a starting point).

We'll just have to wait and see how it goes.

100% agree. I think it will move slowly compared to 2022.

I wonder if someone wanted to buy a fixed week for a GV or 2BR and they needed OG VGF points to fill the order.
 
According to dvcsearch.com ROFR was never gone, but that can't be right...right? When I saw the recent VGF at the bottom of the list I thought for a second they might have figured it out with the comptroller data, but it doesn't match the one Paul described. Here's the link:

There’s basically a 100% chance that all of these were surrenders or buybacks, which are impossible to distinguish from ROFR in the OC data. The two largest resale brokers publish their ROFR data every month. They had no ROFRs for 8 months.

The giveaway is how many are CCV, which is squarely in the middle of its peak abandon/ return/ default timeframe. There’s a consistent pattern where 5-7 years after a DVC opens it becomes the most foreclosed, most defaulted, and most surrendered resort.

I have to agree because there is simply no way a buyer on the resale market was paying $207 for RIV.

Not to be picky, but the info regarding 30 days being the deadline is wrong.

So, I bet these are take backs and not RoFR and a bit of misinformation.
 
Yes, these are just what they have which is why I said I would like to see or hear of more…meaning from other brokers having things taken as well.
I think we should keep in mind that there have been some ROFRs this past year. The reports I publish are only DVC Resale Market contracts but I am aware of other contract through private sales or smaller brokers that have been taken.
