If I bought resale now is it possible that Disney could change the contract so that I could only use the points at the home resort, or would they have to make it for resale contracts after the point it’s announced?

Well here goes nothing... ONLY resort taken in the Jan Report and well below what they have taken in Jan!

As a PSA: Read your contracts before signing! Mine included an indemnification on the points for the broker but no explicit right to cancel nor set rental fee for the buyer. Broker happily added an addendum.

For those less experienced, with buying/selling it might be helpful to know that existing points can be tricky. Don't assume your broker or title company is checking that your contract actually has the existing points they say. I asked for a point summary printout when signing and requested another before closing. Even then the seller CAN transfer them accidentally or intentionally after you actually close but before Disney moves the contract to your name. I've never personally had an issues but it is possible so all you can do is be aware and take precautions where possible.

It can only apply to new resorts moving forward, The current rules for the O14 are set up so that resale and direct owners of those resorts have the same rules to trade between each other.

We are in the beginning of a recession where a lot of people are starting to get laid off and interest rates are also kind of high… I think those are the main factors at play.
It may feel like that to some but on Feb 3rd this year the unemployment rate fell to 3.4% versus the estimate for 3.6%. That is the lowest jobless level since May 1969. Hard to have a true and meaningful recession with jobs at at 53 year high. I think people just have less money to spend on non essential items like DVC than they did when stimulus checks were being sent out in past years. That's just my guess though. 🤔
 
Yes, they can definitely change it and remove the restrictions. They gave themselves the ability to change a lot when they added RIV.

IMO, I think restrictions are here to stay but if they don’t add them to VDH or Poly tower, I’d be shocked if they didn’t remove from RIV.

Honestly, I don't think the restrictions will be such a big deal at VDH (Disneyland Hotel). Most people who want to buy there want it to have a west coast location without paying the high VGC resale prices. People buying VDH will be buying for EUP (exclusive use). My VGC points (and if I decide to buy VDH points) will all be exclusive use for at DLR. And all the people I have chatted with who are interested in VDH plan to use their points there exclusively.

I agree that VDHis different but if they include them, it’s insight that they want them as part of the program and could mean they will continue them with poly tower and all future.

If they are abandoned for VDH, where they wouldn’t be as big of a deal, then I think that also gives us a clue that maybe they will change course.

This is me. I am considering VDH and would use those points there only.

This is why it may be much cheaper, and maybe smarter, to buy VDH resale, since even direct owners will implement a self-imposed restriction, especially if you are already a “blue card” member. It’s the same for my VGC resale. I never use it anywhere else but at VGC. So why would I buy it direct?
 
Wowzers! What a price. That’s a 46% off the direct price. Why anyone would buy direct at this point is beyond me. Disney has screwed itself when it comes to competing with resale.
Nah. There will always be direct buyers. People are still paying Wyndham $60,000 for contracts that can be purchased resale on ebay for $600. And Wyndham doesn't have resale restrictions on new resorts the way DVC does.

I agree. I was being a bit dramatic. Still. Disney is doing their part to kill the resale market. Just not very effective. I agree that there will always be a market for direct. I even did it.

I feel the same way. The only reason I'd prefer not to have restricted VDH points is to be able to also use them at AUL. I don't expect VDH points to rent for the same price as VGC, so instead of renting any of my hypothetical unused VDH points I'd prefer to be able to use them at AUL.

Oh I completely agree about waiting for it to get to resale. I am going to "try" to hold out for VDH resale, but well, I may not be able to hold out too long. I have a blue card on my 1 membership, so I don't have to buy for that. I have thought of putting VDH on my smaller UY though, but not sure what I would do there. for VDH, I realistically may only want 50-75 points (maybe up to 100) since I am local and do mini staycations with the points and I already have 100 at VGC (2-3 nights in July and August each year --- want to add another small staycation around Jan and May each year I think). Not sure how many small VDH may end up on resale market.

That will probably be the hardest part, waiting for it to come around to the resale market. Will be even harder finding the right size and UY too. Who am I kidding. I’ll probably buy a small contract myself when it starts selling. 😂
