We're a family of 4, but need 3 separate sleeping surfaces so we always get the 5th sleeper rooms. We're considering staying off-site for a spring trip. Any DS hotels have a 5th sleeper configuation?

Many of them do accommodate 5 on 3 sleeping surfaces but note that these rooms are often limited availability - make sure you book early and tell the hotel your needs.

B Resort - yes, rooms with king bed and bunk beds (ETA: also some rooms with 2 queens beds or king bed and sleeper sofa)
Best Western Lake Buena Vista - yes, rooms with 2 queen beds and sleeper sofa
DoubleTree Suites - yes, rooms with 2 queen beds and sleeper sofa (these rooms also have a kitchenette)
Hilton Orlando Buena Vista Palace – only suites have sleeping for 5 - 2 queen beds and sleeper sofa
Hilton Orlando Lake Buena Vista – only suites have sleeping for 5 - 2 queen beds and sleeper sofa
Holiday Inn Orlando – Disney Springs Area - unclear, but doesn't seem to sleep more than 4
Wyndham Garden Lake Buena Vista - no

The B Resort has rooms with two queens and a pull out sleeper sofa. It's the only sleeper sofa dd hasn't complained about.
 
If you want 3 real beds, I recommend Staybridge Suites on Suiteside Dr.

2bdrm/2bath gets you 2 doubles or queens in one bedroom & a king in the other bedroom & 2 separate bathrooms. A living room & full size kitchen. This hotel offers free hot breakfast buffet & free light dinner 3nights/wk. They don't charge resort fees but will start $10/nt parking fee 1/1/2020.

This location is better with a car than relying on shuttles.

But, I don't count pull outs as a bed & this hotel offers space.

So, if cost is a factor, you have to add up total cost of hotel+resort fee+parking fee+breakfast+theme park parking/uber to compare this to a DS location.

If 60 day FP & EMH is a factor then you have to decide if putting someone on a pull out for usually multiple days is worth the trade off for gaining these amenities.

I have a family friend that requires 3 sleeping surfaces & I always recommend pricing 2 regular but connecting rooms to get that (if that would work for your party). & she swears by calling hotels direct, explaining the situation to confirm bed & room configurations long before she arrives.

sofa beds were not comfortable and sometimes they were not clean.
So be bought a twin air mattress the the pump at walmart it was 15 mattresses and 8 for the pump.
It was really a good buy... other than that of all the hotels we really like the Sheraton vistana we always get two bedroom
 
We stay at the Embassy Suites 75% of the time. 3 beds, free hot breakfast with mickey waffles and made to order omelets, free happy hour, and I always pay less than $150/night

If you want Disney Springs the above are your options.

We have stayed at Doubletree Suites and that resort gives you surfaces and the extra space. Living room is a large size and a wall of windows so it feels very open. We like the kitchenette and dining table as we could save $ by eating breakfast and snacks in.

We have stayed at B Resort in rooms with 2 queens and sofabed. It's more like a large twin but it was very comfortable.

If you are willing to give up Disney Springs and it's perks ........... tons of options.
 


We love the Island Suites at the Hilton Buena Vista Palace. Very convenient to Disney Springs (and has all the DS perks). Get the two queen option, could even add a rollaway if you prefer that over the pullout. Very spacious, often a bathroom and a half bath. We've used it twice as a family of six. Trying the Doubletree Suites in a couple months, pool looks simpler there, so using it for our holiday time trip.
 
You might want to check out Wyndham Bonnet creek 2 bedrooms. 1 king, 2 full and a pullout sofa plus 2 bathroom, full kitchen, dining and living room.
