So I just read the stipulations with Riviera direct purchase if you go to resell it and it just doesn't seem like a great idea to buy knowing that the resale market will be more difficult if our lifestyle changes 10-15 years down the road. Does Disney ever direct sell for any other locations? Maybe the ones they buy back from foreclosure? (Not interested in Hawaii, I mean, I freaking wish, but that will never happen since my husband won't fly :sad:)

Disney has varying inventory of sold out resorts at any time. You can be put on a wait list. We did that once but found a resale in the meantime. I think it was less than a week that DVC called us back with points at BR.
 


We did exactly that but it was a while ago. Once you were part of DVC, you could purchase any # of points direct. Not sure if that is still accurate but I'd be surprised if DVC would turn away any sale.
 
Is it worth it to buy direct for that member card? 100 direct is way more money than 100 points resale. Just contemplating the value in the long run.
 
We just had our first resale go to ROFR this week - we decided to go resale first - pay it off quickly (HELOC), use the points to see what direct perks we would miss out on then have a conversation on what to do about adding on.

The only other thing to consider is if you may want to use your points at "new" resorts. It's only Riviera now, but there will be more.

It will be interesting to see the effect of selling all those points for new resorts and allowing them to be used at all the original DVC resorts, but having so many resale points in the system that can't be traded into the new ones. But then eventually having a growing pool of points in the system that cannot be traded out at all.....

I don't think DVC will be the same come 2042. But I'm off topic. lol

The thing that stands out to me here is the 50pt minimum for SSR for new members. I’m assuming you wouldn’t get member benefits unless you bought 100 points?

Correct, but it does not have to be a single contract.

Under the current policy, you need to own a total of 100 points direct to get member benefits. You can purchase 50 now and add on another 50 (or 25+25) later, for any resort. This is assuming the policy does not change.

Q for the DisBoarders: when the policy was 75 direct for benefits, did anyone here buy their first direct contract with less than 75, and then add on more direct points later? Did they grandfather the 75 policy?

I sorta relate this question to a housing development close to where I grew up. When it was built, it was zoned for High School A, with a 10/10 rating. Then boundaries were redrawn decades later and it was then zoned for High School B, which had a lower rating. Those that purchased their homes before the redraw were still able to send their kids to High School A.

So far, if your contract(s) qualified for blue card prior to a policy change, they grandfathered you in. There are people on these boards that have qualifying contracts with zero direct points or only 25, then I think it went to 75, and now 100.

I have less than 100 and a blue card. Until my contract expires or I sell it.

Today, you could buy 50 points direct, become a member and as long as you add the additional 50 direct before they increase the minimum (because who knows?) they should grandfather you in as they have previously been doing so.

I don't know that there is much of a risk of them increasing the minimum at this point, but it was a very real thing around here to have people waiting to close on a resale with the intention of adding on 25 direct for benefits and then they increased the minimum before they could do it.

No Jane does not.

Grandfathering is based on the contract status as of the date the policy changes.

On 9/18, Jane's contract status did not qualify her for blue card benefits. As of 9/19, she has to buy 50 more to qualify, not 25.
