February direct sales but also debate about trusts

Wyndham created trust (Access) points long after most units were created. Access is the third iteration of booking system: First there were fixed weeks and then DVC (didn’t create but rather pioneered a points system) and most timeshares followed suit. So. Just like DVC’s fixed week systems...

February direct sales but also debate about trusts

What would otherwise concern me with that is - generally speaking - giving more options like this creates buyer freeze - buyers can’t make up their minds so don’t buy at all. But this is easy enough for DVC to get around. They would push the benefits of the Trust and all but ignore just buying...

February direct sales but also debate about trusts

If they decide to put Poly2 into the trust, it won’t be the whole tower. They could put half into the trust and half into PVB and those points would be segregated from each other. The Trust could book Poly2 for their rooms and points at 11 mos but not for the rooms that belong to PVB - and vice...

Owning both Direct and Resale points v2

We had a resale and direct with two different UYs. It was manageable just fine but. When we sold the resale with the different UY we put all of our current contracts (2 direct, 1 resale) in the same UY. Ultimately when given the option, we elected to avoid the additional accounting of two UYs.

AKL DVC Club Concierge Level Availability at 11 months

If you’re flexible, you can work concierge but I would never depend on such a booking for a specific date. We were able to book concierge twice for the upcoming year, across use years. 1. We booked two days of three avail with our AKV points for a 1BR just ahead of the 7 month window for May...

DVC Club Level and Home Resort Survey

I think the trust starts with the five new resorts but they’ll need plenty of 7 mo SAP because many of the trust beneficiaries - just like deeded owners - won’t know how to use their points effectively. If 20-40% of the trust (seems a reasonable amount of say “last minute bookers”) are booking...

DVC Club Level and Home Resort Survey

We have 4 contracts totaling 471 points and 2 of them - for 321 of those points - are fixed weeks, 1 at Poly and 1 at RIV. (We have another 50 pt contract at RIV and a 100 pt AKV contract that we were able to use to book 2 concierge dates for 2024, across UYs, but there are no fixed weeks for...

DVC Club Level and Home Resort Survey

The POS language doesn’t contemplate this so I think it is murky. Unlike the lockoff premium and points charts where DVC was clearly in the wrong and knew it. I think if DVC’s lawyers determine it’s within the POS, then unlike the lockoff premium issue, they will feel more than comfortable...

Let's speculate about Polynesian some more!

We have a week 44 LV studio “favorite” week. Which floor would we be guaranteed- cause if we’re splitting things up, I call dibs on the 3rd floor.

DVC Club Level and Home Resort Survey

They aren’t going to want bad word of mouth. My guess is, while they may cheat it around the edges, their goal will be mainly prime resorts with the percentage of SSRs and AULs more or less in line with their estimate of SAPs needed for 7 month booking. They could even tweak their program in...

DVC Club Level and Home Resort Survey

Let’s say I’m at the DVC sales center and I buy 150 trust points. You’re right that I own the “beneficiary use” of a sliver of all the different resorts in the trust, but that composition of points can and will change over time as more members buy in. So. Now I’m DVD. I have 140k trust points...

DVC Club Level and Home Resort Survey

No. By definition the trust is the owner and its members are “beneficiary interests” as opposed to the members being deeded interest owners outside the trust. Specifically the trust filings agree to abide by Florida laws for trust entities and this specifies that the trust maintains exclusive...

DVC Club Level and Home Resort Survey

Here’s where the queue I suggested above gets wonky but this is within the POS. Where there is a category that doesn’t book exactly at 8 - the demand will skew to the trust for the popular rooms. In the example above. 100 rooms. 1000 trust members vying for 25. Deeded owners for 75. 12 of...

DVC Club Level and Home Resort Survey

With Wyndham, the access owners are looking at a different pool (the trust percentage) of points than the deeded owners. Those points will have to be siloed from each other. Let’s say there are 100 rooms that can be booked and the trust owns points enough for 25% of them. Even if there are...

DVC Club Level and Home Resort Survey

This is from the Florida statute (689.071) cited in their trust docs: “The trustee’s legal and equitable title to the trust property of a land trust is separate and distinct from the beneficial interest of a beneficiary in the land trust and in the trust property.” That statute also requires...

DVC Club Level and Home Resort Survey

As long as you have your promised windows and a chance to book consistent with your points size, the trust has no effect deeded owners. The POS requires this so they will have to reconcile it. In that case, a trust offering has no effect whatsoever on deeded ownership. Or at least, no effect...

DVC Club Level and Home Resort Survey

Imagine that DVC is essentially selling only the trust product. 170k points a month with say 85% being trust and 15% being deeded. Assume the trust’s point system is a one for one match. Now. DVC has four resorts on sale: RIV, AUL, CFW, Poly2. They can take the 145k monthly trust point sales...

DVC Club Level and Home Resort Survey

The video says $34,100. This says $22,700. Assume the video is talking about 150 pts and this ad is talking about 100 pts and DVC has tipped the starting sales price for CFW: $227/pt.

Original studios at Poly headed for an increase?

I think DVC came to the conclusion that they COULD reallocate points pretty much however they wanted, and had done so in the past, so precedent was on their side. And then they pushed the idea with the lock-off premium reallocation that went too far, got significant pushback and was...

Let's speculate about Polynesian some more!

My guess is that there won’t be any resale trust points - that, in case of the trust, you’ll have to agree as part of the purchase to “surrender” the points to DVD at a severe discount if you want out. The whole purpose is to allow DVC to repackage distressed-type contracts and resale them. Why...
