One path, on the BoardWalk side. Takes about 15-20 min. The bus stop mess has added a few minutes from what I've read.

I am thinking theory number 3. Supply and demand. Sad but true. That being said we are guilty of contributing to the demand as we are doing both MK & HS - EMM.
