Considering Purchasing CCV

I've never met a person who doesn't love their DVC. I've only stayed in Disney twice but I am hooked (especially after staying at Beach Club) and now I want to stay in a deluxe forever. My husband and I decided this is definitely something we want to do but I wanted to reach out for some advice before buying.
We were considering CCV. At first we wanted to do 200 points but then thought- what if we did the 75 minimum (if they'll let us buy 75 since the paperwork only worked out numbers for 100 points +) and then buy resale DVC points for AKL or something like that. Has anyone done this?
I'm okay with staying elsewhere outside my home resort because I'd love to experience them all. We tend to stick to the slow seasons anyway, so that could benefit us I hope!
My other question is help with sales. I didn't really like our guide. He was a bit condescending and the whole conversation felt phoned in. Should I call DVC and see who else I can speak to? He didn't seem to think we were serious and wasn't really trying hard to win us over. I don't need to be won over per say, but honestly if he was more excited about signing a deal with us, we probably would've done it right then and there.
We would like to buy it outright if we can do the 75 points. Is there a benefit to paying in full upfront? any tips when we make the deal?

Do you want to stay at CCV? If not, don't buy there. I ask just because it sounds like you are really wanting to buy elsewhere. If you feel that you will get the value out of a direct purchase but want to buy the majority resale, buy resale first and then add-on direct.....this makes it easier to match UY.

The benefit to paying in full is just not having to pay 10+% interest which eats away at any savings you hope to get buying DVC.
 
DVC is a way for yearly WDW vacationers to save some money on their room but the frequent vacations will increase their vacation spending. Why not rent a reservation from an owner after you do your resort homework to identify your favorite resort. Trying your favorite will give you a better feel of what the rooms and resort is like.

We own @ Beach Club Villas and love it there. However, you should know that the villas have different room configurations (especially in regard to bedding) than the hotel side. Make sure you're OK with that.

From September through the marathon is DVC's busy season. Changing from your home resort these months can be hit or miss unless you are booking 1BR units, and even that can vary.
 
Buy where you want to stay. I can't emphasize that enough. Most resorts 'sell out' by the 7 month window, or very soon after the 7 month window opens. The exceptions are, in my opinion, likely to be SSR, OKW, AKV and sometimes Poly. And getting STUDIOS at resorts, other than those I mentioned, at 7 months, is only going to get more difficult. Even then, most of the more desirable studio categories are pretty much gone by 7 months, or within days after.

Should you mix Resale and Direct purchases? Why not, if it fits your needs. I know Resale costs less, but I am perfectly happy with my Direct purchases. I bought direct points at Poly, and that is where my largest block of points is (325). But then I bought several resale contracts at AKV and then one at BLT. AKV is my favorite, and I love Savannah View rooms, so I find there to be a lot of accessibility, for what I want. BLT is probably second on my preferred list, and Poly is the most disappointing of all of those, to me. I will probably buy some Riviera Direct when it comes out, unless the cost per point is too high, in which case I will probably buy more AKV at Resale, since I think AKV has a worthwhile price, compared to some, and is more beautiful than some others.

But those are my thoughts and preferences. You should figure out where you prefere, and buy there, even if you have to spend more moneh

You could potentially buy any resort retail including AKV. Make sure you get enough benefit on the pass discount to pay any extra costs of retail.
 
Here is what we did:
1. Bought direct the 75 point minimum at Boardwalk (actually 78 point contract so we could go in the second least expensive time of the year points wise in a standard studio). During food and wine festival we like the convenience of walking to both Hollywood Studios and Epcot; we also like its theming and it was less costly than Beach Club
2. Bought resale at Animal Kingdom, our favorite resort when we are not doing Food and Wine.

The big benefit for us to buy the minimum direct was the was the large discount (for now) on the annual passes. For us, it was not the small percentage discount off of the Platinum AP; rather it was the ability to purchase the Annual Pass with the couple of blackout dates that Florida residents can purchase (which we could otherwise not buy since, well, we are not Florida residents). We have no interest in going during the massive crowds during the couple of blackout weeks.

Mind you, are kids are now grown and DW and I tend to go to DisneyWorld two or three times every other year.

And, we do like the peace of mind being able to book our reservations at the 11 month window. Yes, we are planners.

We have booked some at the 7th month window; in this case we book at our home resort at the 11 month window in case we cannot get the resort / room type we want an a non-home DVC resort.

This. It's very important to not plan on getting a non-home resort, especially a studio during Fall Frenzy. One bedroom are a bit easier, but you better be online at exactly 7 months out when it opens on line for booking.

Buy where you would be okay staying if you can't change a reservation at seven months out. Don't buy CCV if you don't like it enough to book it every time. Don't buy AKV if you don't like it enough to book it every time. Studios are getting harder and harder to book at seven months out.

And if you can't book at least seven months out, don't buy DVC.

Me neither. I think some weeks will be worse than others. Jersey Week, W&D, Columbus Day week, and all of December.

OTOH, the CCV point charts for 1 & 2 bedrooms are much less expensive than those for VGF, and the cabins appear to be quite popular. Might not be as bad as everyone seems to think. If you can only afford a studio, the most popular weeks will be a problem at all of the near-park WDW resorts.

I tend to think 1BRs will see some of the same shift we see at VGF in early December
 
The best advice is to buy where you want to stay. If that's CCV, AK, BLT, GFV, or wherever, you'll want that home booking advantage and not have to deal with the frenzy that happens at 7 months and people without home booking advantage try to secure the remaining rooms.

The other advice I'd give to you is to read the sticky's at the top of the dvc forums. They're full of really useful information, like understanding use year.

I'd recommend you buy your resale points first. Once you have those secured, you can match your use year and pick up additional points at your resort, or any other resort by buying them direct. Having one use year will make your life a lot simpler. There may be a wait list for older resorts in specific use years, or the magic may happen for you immediately.
 
In December 2017 I was in the process of buying CCV direct when I got cold feet when I realized that the number of studios/1BR/2BR/3BR/Cabins makes the point structure different from all of the other DVC properties. The number of cabins (and their high cost in points) inflates the number of points disney can sell at CCV BY A HUGE NUMBER. My impression is that most people are not buying in to rent cabins. If thats the case, you will end up with a lot of people competing for a smaller inventory of rooms.

I ultimately purchased a resale at Boulder Ridge and a small contract for CCV for membership rights.

A couple of weeks ago I went online at 8:00AM (11 month window) to make a reservation at either boulder ridge or copper creek for a studio next November.
Although I could make the reservation at either property at that time, within 24 hours of the 11 month window opening I could no longer do so at copper creek. Looking online, studio availability is spotty (no full weeks) for copper creek for the entire 7-11 month window.

If you look online for boulder ridge, there is almost full availability down to the opening of the 7 month window.

If you like the lodge, I would buy a boulder ridge resale.
 
Everyone has brought up some good points. I like the advise to buy your resale first (if you plan to purchase some points resale, that is). We have 3 contracts that were all purchased direct. We bought 200 points at BLT and then 300 points at CCV (in 2x150 point contracts). I bought CCV with the plan of staying in 2-bdrm villas. I have not had issues with booking yet (fingers crossed). I just looked at availability in Oct (my favorite fall time to go). The 1&2-bdrms were available for all sep-nov, but studios were pretty spotty. So, if you are looking at only a small direct purchase, CCV may not work out that well.
 
Dear wife and I are old (66), so the contract expiration at BRV does not matter.... YOUR situation could be far different :).

I understand your concerns. But I deliberately avoided buying a resale on any 'short term' property. I will be 65 this year and I'm hoping to still be going to Disney World on a regular basis, 20 years from now!
