2019 Dues

Can someone elaborate for me on how the condo association works and the voting process for all this? If my understanding is correct, Disney Vacation Development, Inc. (DVD) pretty much votes on everyone's behalf? And DVD is made up of who exactly?
DVD is the developer. There is a Board of Directors which are all appointed by Disney (and are all employees) and those directors vote the way DVD wants them to.

Dont we as owners/members get to vote if we attend the meeting? - I mean if we dont "like" the budget couldn't we just vote no to it? or how does it work ?
 
The daily inspections is hopefully not adding much to the extra cost. I mean going into a room collected the trash and at same time check the room, can not take that many seconds.
5 minutes per unit, multiply by 200 units or more...
 




This is very scary... I am wanting to add on to my contract and I still think I want to but.... this is giving me a little pause....
 
Eh, I'm not super happy about the unexpected increase (about double what I was expecting), but I think that the current Disney landscape (TSL just added, 50th anniversary, Galaxy's edge), other hotels will see >= 10% price increases as well. Would be interested to seeing an updated "most economical DVC resorts" chart that get put out comparing the "complete" cost of a point.
 
I realize and agree the increases for 2019 are significant, however... Looking historically at BWV (my home resort), the average annual increase since 1997 is 2.95% including 2019. Since we purchased in 2013, the average increase is 3.58% including 2019. We budgeted 3.6%, so we are right on the mark even though the 2019 number is a big one. We may see higher than average increases for a couple of years due to hourly wage changes and other factors, but I think these will be anomalies and things will return to the mean over time.

The bottom line is Disney cannot randomly make up the increase for DVC. By law I believe the dues must equal the true cost of running / maintaining the resort. Not true with their regular resorts though... They can (and obviously do) raise prices at those at a percentage pace that far exceeds DVC dues increases.

I've heard some people mention this previously but thought it was important to revisit... The bulk of the increase appears to be in the Housekeeping category. AKV alone is seeing a $2 million increase to $9.5 million in this section compared to last year, when previously it has not changed by $500,000 ($7.5 currently / $7.1 in 2016 - I couldn't find 2017 data) in the past two years. This suggests as many have that they are directly passing along the wage increase and expense of daily room inspections to owners. The other notable increases occur in other staff positions including administration and front desk - $1 million increase.

I am supportive of cast members making a living wage and support that decision, however the daily room inspection needs revisited in my opinion if it is adding to this expense.

Also a notable decrease I found interesting... We need daily room inspections for security reasons, however at least for AKV the security budget has actually slightly decreased. Seems a little backwards there but what do I know.

One question I have is whether Disney charges DVC owners the full true cost of running / maintaining the resort, or if they pay a percentage of that since they often sell unused DVC rooms to other guests and profit from this.
 
Record-breaking increases - wow (except HHI 2006-2007). I hope they will address at the meeting whether we will see similar large increases over the next few years as the wage increases kick in. If so, I could definitely see downward pressure on pricing.

Like others I 100% support cast members earning a living wage but I am a bit taken aback.

If the room was from member inventory and turned over to DRC to rent out because it was unreserved at 60 days, a portion of the proceeds is returned to DVC and reported as breakage income on that resorts dues statement.

DVD (the developer) retains no less than 2 percent of the total ownership interests in each unit declared in the Condominium and is responsible for annual dues with respect to its retained or unsold ownership interests. Each condo meeting notice includes the number of points owned by DVD as of the end of the prior calendar year and the amount of dues they paid.

The budget is to cover the expenses. You can complain about it, but the expenses are the expenses. Most everything there is mandatory to have, so I am not sure what can be done about it. I haven't gotten access to the increases, so don't know where it's coming from. If housekeeping went up 20% at most resorts, that's a pretty big chunk, but housekeeping is only about 20% in total - so it wouldn't explain a 10% increase. I know Florida's been slamming the resorts with tax increases - that would be my guess that they did this - but without being able to view it I just don't know.

Are we maybe all paying for the Skyliner construction?
