Current Magical Beginnings promotion with Direct

Not gonna lie, I'm a little irked that I could get Riv points now for less than I paid in Jan 2020 :rotfl2: We bought 300 points and got 4K off so we paid 174/pp. Full price then was 188.

Buuuuutttt, this might be a reason to buy more lol. Our first purchase is 2 150 pt contracts and has my husband, sister in law and her husband and I on all of them. We vacation with them every year anyway, so it works and I don't think it'll ever be a problem. But we could buy more and have our own seperate contract....
That’s exactly what worries me about being first in line to buy Poly2. With my luck they’d be better incentives a few years later.

I will add that current incentives may have something to do with the past few years and things that have occurred which have depressed sales.

Normally, the incentives at the beginning are pretty good.

Or you could look at it like you have them at $134 now. In my head I assume points are worth $10 after dues ( my napkin math is based on an $18 use value minus the dues of $8 and get $10). So if you have already received and used 4 years worth of points that is as if you have used $40 worth of points. As someone who bought RIV in Dec 2019, thats what I tell myself :)

Exactly, I feel like I’m ahead because I got all those years’ worth of points and vacations!

Direct VGF at 161 does sound amazing, but I just added a SSR resale, so I’m out for a while. But hey, I’ve got 14 resorts to use those at for 20 ish years, right?
 
Am I correct in thinking the actual discount for Disneyland Hotel Villas for a June UY will be the $22/point minus $3.01? ($9.01 mf but only for September-December).

You're letting DVC buy back the 2023 UY points at $22/point. Yes, you would pay for the prorated use year MF from late Sept thru the end of Dec. and all the following years. What's the $3.01?

$9.06 mf’s divided by 12 is .75/month. Since only open 4 months in 2023 would it be .75 x 4 or $3 per point maintenance fees for 2023 that are billed. So the $22 buy back for dlr would be net of $19 savings after pro rated mf paid?

I would keep it simple. The MF bill hasn't come yet so just pay that when it comes. Calculate the Magical Beginnings at $22/pt and that's what you will get sent back as a check around 4 weeks after the contract closes. Could arrive in time to pay the MF bill 😁

You are going to pay MFs whether or not you sell them back for $22 or not..so I am not sure that you have to consider that as part of the equations.
 
I was irked for a minute but remembered I’ve had 5 use years of points that today’s lower price contract doesn’t come with. And when they first opened Aulani back up they had a screaming deal for dvc - every the 5th night free if using points. We went on a long and much needed vacation and took full advantage of the offer with our Rivera points. I came across other families who had done the Same thing and were spending several weeks and just working remotely. Having that opportunity was priceless and without the points we would not have been able to get a cash room as they had that section of the resort shut down along with the majority of hotels on the island.

Regardless of how your points were spent, the Rivera contract you have that cost a few $ more has at this point almost certainly paid for itself in savings.

You are both correct. In march we stayed in a 1bdrm, (2 families so 2 1 bdrms)and when I looked at the cash rate at that time, it was like $850/night. There weren't any discounts for that time that I could find, and I'd certainly have never paid that much if I was paying cash. So that 1 trip was worth about 10K in rooms if you look at it that way. Considering I prob wouldn't have booked a room that was that much, I'd have prob spent 4-500/night x2. So around 6K. We've taken 3 trips on those points so we're around 1/2 way to breaking even lol. Or thats what I tell myself anyway.

My question, and sorry if this has been answered already, but is it a better value to just bank the points as opposed to selling them back to Disney? At $22/point it works out to $3300 but I’d still subtract the MF so it comes out to a savings of $2,199.

You are going to pay pro-rated MF's for 2023 based on date you signed your contract....and then your yearly dues are due every January...

If you are not going to be traveling in your 2024 UY...which is Feb 2024 until end of January 2025, then banking 2023 points won't help you, as once banked, they have to be used in that 2024 UY timeframe. So selling them back to Disney makes the best sense in this case.
 
Maybe my math is wrong, but how are you all getting to $161/PP for VGF? With Magical Beginnings on 150 points, I am getting $177. We are considering pulling the trigger on 150 VGF direct vs. going resale at SSR. I will also be at the park in a few weeks so maybe talk to someone in person? Thanks!

$161.10 per point is for current members adding on and selling the current UY back via Magical Beginnings.

$217 per point minus $5,085 developer credits and $3,300 Magical Beginnings.

32,550-5,085-3,300 = 24,165 / 150 = $161.10 per point before closing.

Pricing will be different if you are a new member, military, and/or CM.

You would be eligible for magical beginnings as long as you purchase 150 points or more. The price will not be lower if you purchase it at the parks vs. online. It will be slightly more than 161.10 per point as current members receive better incentives than new members.
