It can take longer than a month depending on your title company. We still haven't gotten our closing paperwork and we passed RORF 3 weeks ago! I just got an email from the broker last week, saying we should be receiving closing paperwork within the next 2 weeks. We aren't in a hurry but c'mon!!

I thought the resale contracts list a date the deal must close by. Am I thinking incorrectly? I am waiting on ROFR for Feb UY at BLT with international sellers. I’m getting nervous points won’t be loaded by Sep 30th banking deadline.

Mine does, but it’s Sept for a May 15 accepted offer😑

They do, check your contract, but if you don't close by that date - your only recourse is to walk away from the deal and get your deposit back. For example, mine says I need to close in July for a contract I signed in early May, so roughly 60 days to close.

Thanks. I will check. I think I’d rather walk away than miss a banking deadline and rent the points. Honestly, this helps the case for going direct over resale.

You could also ask if the sellers would bank the points for this UY, if that’s what you want to happen.

I will say this was one reason that I didn’t bid on contracts with a Dec UY when I was making offers in March/April.

Can the sellers bank while ROFR is pending or after passing ROFR?

I give lots of props for those of you who do the deep analysis:worship:...because I can't...lol! I mean, I can but I don't want to. If the basic analysis checks out for me, we actually will save money in the future, and it's what we love, that's as far as I will go.
Thanks! I do like the deep analysis, but hopefully the website has something for everyone. I'm hoping to add some tools that will help people with the financial analysis part.
 
You're actually a great test case! What's happening with those '22 points set to expire? My formula assumes they are worthless.

I believe you are correct. I sent the offer assuming the points were toast and can't be banked. We're not planning on using the points until next year so to us, the value was the 230 points we would bank this year, use half (next year), and continue to roll forward to average out around 345 points per year for maybe the first two/three years. After that, who knows? We may purchase more by that time.
