Mine was a few pages back. I don't see it on the updated list. Must have been hidden among all the banter.

Theplanets14---$87-$4052-40-OKW-Oct-40/22, 40/23, 40/24-Seller pays closing- sent 1/24
Passed! Got the docs from Mason Title today- seller already signed.

I reached out to Fidelity on Friday and they had no news.

So the passed date would be yesterday I guess? I didn't get one.

Chia1974---$90.68-$17450-170-BWV-Apr-62/22, 195/23, 170/24-Seller pays adminfee- sent 2/21

Seller pays Fidelity $225 admin fees so it’s less than the sale price of $92. Too bad 2022 points will expire.

I paid $140 around the same time last year.
Could this be the beginning of the 2042 firesale? BCV certainly doesn't look like it still. Congrats on this. And good luck on ROFR!

Your 2 purchases are great examples of what is happening in the market
I agree with this. Honestly, I don't think we see a bottom until at least fall and maybe even later. There is going to be a bad recession very soon and may last a while. I'm hoping to see akv around $80/pt to get our first resale contract.

If you mean the VGF, I saw you and I put thru very similar contracts at the same time, mine Passed late Thursday afternoon. You should hear soon (I've noticed a 2-3 business day difference a lot, probably sitting on a different person's desktop). I'm guessing it's more about getting paperwork checked, than ROFR issues, until DVD restarts the ROFR activity.

Dues were not "delinquent" until 2/14, so maybe they are looking to see if they get any Freebies (as in Foreclosures) before buying more? It's my understanding they do get a few each year - wish those people knew to resell instead :(
The dead can't sell.
I mean, that admin fee works out to like an extra dollar thirty per point is all…
Additionally you could always rent out the 107 to lower pp cost even more. ppl love renting there. Even with a very slow rental market $14 point. which lowers the true cost of the contract another $10 pp So BLT at $120 not bad.

Cfabar1---$167-$11033-60-VGF-Dec-0/21, 0/22, 40/23, 60/24- sent 2/4, passed 2/21

Not happy I overplayed…. I lowballed them, and they were insistent on only a full price offer at that point…. I should have just offered a little bit less instead of way less, as I knew this contract was perfect for me. Nevertheless, so excited to now be an owner at VGF. I’ll be buying more points soon - either Direct if necessary or resale if I can get another contract in my UY at a decent price. We are so excited!

I don't think you should feel bad. This is a prime example of the market dictating the price. To you, this contract matched your exact needs and wants. To others, it might not have and they could easily move onto the next contract. It only takes one buyer or seller to agree on a price. In this case, this was it. Congrats! You still saved a ton over buying direct, especially for a contract this small.

Aren't the admin fees added to the cost of the contract. So you may pay more with the fee ($1.32 per point) but I don't think you can claim that is a savings when most resellers don't do that. Maybe I'm wrong.
