The rule change happens in 12 days. Even if they ROFR'd a contract today, they probably wouldn't close in time to sell it to a new buyer by the 25th.
That is interesting. I just assumed because it was Disney they could close quicker.
 
I think ours took between 2 weeks to a month to actually close and be recorded, but once I gave them my CC to make the purchase, I had access to the points by the end of the day.
 


Curious as to why this isn't relevant? I would love some info that would put my concerns to rest.

ROFR is simply a way to keep resale prices from dipping too low so they can sell new properties at an even higher price. And along with it, they make a few bucks to cover their overhead, maybe pad their bottom line a bit, and provide add-ons to existing owners who really insist on not buying at the "live" properties. Even when they're super aggressive, it's way less than 10% that get bought back.

Restrictions on incidental benefits ("membership extras") are just not part of that calculation. Granted, if the restrictions cause prices to dip, that could prompt DVD to buy back a few more contracts, but that's a very indirect cause & effect.

The guide I spoke to said a purchase today likely wouldn't close by the 25th, but that didn't matter for this change. You need to have purchased the points prior to the 25th. She then added, you needed to have the contract signed by the 25th, but I don't know if that means you couldn't buy on the 24th (since they FedEx the contract and you wouldn't get it in time). But you do at least have a few days to add on and be grandfathered in.

Disney only resells fully loaded contracts so if the contract doesnt have all its points its less appealing since they would have to hold it (or use some of their reserve points to fill the contract out for resale).
In general though, it's believed that disney buys based on the ability to fill out ownership in a particular unit. That's why some contracts get taken at higher price points and some at low prices slip through. There's nothing you can do to know which units disney is looking to buy at a particular resort and even if you knew, you wouldnt know which one was on the contract you were looking to purchase. In the end, we're all just hoping not to be the one disney takes from.

Thanks!!! I’ve seen so few Oct UY, I assumed I would have to pay more to match UYs. The last Poly Oct UY I bid on, the seller wouldn’t go below $143 (and the broker basically told me she thought I was being unrealistic!). It was for a smaller contract (100pt), but didn’t have most of the 2017 points.
I’ll bet I can guess who the broker was that thought you were being unrealistic. Super attentive and quick to respond but also quick to criticize...in the nicest way of course :). Submitted my offer, which was low for her site but in line with others. When I rejected the counter, promptly said I’d never find a seller willing to agree to my demands. Oddly enough...got an even better contract, for less AND offered my “demands” didn’t even ask! The right resale company is so important!

I sold my 50pt BLT contract to upgrade in late December. It was sent to Disney Dec. 27th and passed Jan. 5th. Super quick turnaround!

Do you think a smaller contract will pass resale more easily then?
 
I'm freaking out over here. It seems like the contract (our first!) was submitted to the ROFR about two years ago, not two weeks ago. Alas, it also seems like the process is moving rather slowly for lots of folks. Our fingers remain firmly crossed that this fully loaded contract sneaks through!
